Don’t let student loans keep you from homeownership
Homeownership may be closer than you think — even with student loan debt.
YOUR LOGO

Student loan debt doesn’t have to stand between you and owning a home. With the right guidance, many borrowers with student loans still qualify for a mortgage.

Understanding how lenders view your debt — and which loan programs offer the most flexibility — can make all the difference in your path to homeownership.

What is DTI?

Your debt-to-income (DTI) ratio compares your monthly debt payments to your gross monthly income, and it’s one of the biggest factors lenders use to determine how much you can borrow.

  • Front-end ratio: the percentage of your gross monthly income that goes toward housing costs alone.
  • Back-end ratio: the percentage of your gross monthly income that goes toward all monthly debt payments, including housing.
Will I be able to qualify?

Even with student loan debt, you may still qualify for a mortgage. Lenders look at your full financial picture, not just one number. There are a range of home loan programs designed to offer more flexibility for borrowers carrying student debt, including:

  • VA Loans
  • Rural Development / USDA Loan
  • HomeReady®
  • Home Possible®
  • Home Possible Advantage®
Some programs also allow non-repayable grants toward your down payment or closing costs, helping offset the impact of student loan debt on your homebuying budget.
