UAD 3.6 Transition Deadlines
The Federal Housing Finance Agency (FHFA) has established firm deadlines for the transition from UAD 2.6 to UAD 3.6. These deadlines will impact appraisal ordering, revisions, and loan delivery across your pipeline, so it’s important to understand what’s changing and when.
All new appraisal requests must have completed appraisal reports, and those reports must be successfully uploaded to the Fannie Mae / Freddie Mac UCDP portals before November 2, 2026.
All appraisal orders created using UAD 2.6 must have all revisions completed and uploaded before May 3, 2027. Revisions include, but are not limited to:

| ● | Updated comparable sales |
| ● | Any other appraisal revisions, alterations, or corrections |
For a UAD 2.6 appraisal to be eligible for loan delivery, all required revisions must be completed and uploaded before May 3, 2027.
This includes One-Time-Close (OTC) loans — excluding the 1004D delivery with no changes.
If additional revisions are not submitted prior to May 3, 2027, the original UAD 2.6 appraisal can no longer be revised. Instead:
| ● | A new appraisal order must be placed using UAD 3.6. |
| ● | A new appraisal fee will likely be incurred. |
| ● | The appraiser may utilize updated market data and newly available comparable sales. |
| ● | The originating company will be responsible for payment of any additional appraisal fees associated with the new report. |
