GMFS approved for UAD 3.6 extension: What’s Changing
On September 30, Fannie Mae and Freddie Mac announced a temporary policy exception that lets approved agency sellers/servicers phase in UAD 3.6 after the previously assigned November 2, 2026 deadline. GMFS has been approved for the exception by both Fannie Mae and Freddie Mac. The agencies have stated the deadline will not be extended again.

Starting March 1, 2027, newly uploaded UAD 2.6 appraisals get a Collateral Underwriter (CU) risk score of 999 and lose the potential for rep and warrant enforcement relief tied to the appraisal. Our February 1 target for new orders in the 3.6 format should allow enough time for orders to be fulfilled and uploaded to UCDP before the March 1 R&W expiration for 2.6 orders.

Wholesale Channel
After February 1, new appraisal orders placed through Connect will be UAD 3.6.

Correspondent Channel
GMFS will accept either format if it meets agency requirements. Correspondent lenders who order their own appraisals are responsible for the report meeting the agency guidelines for UAD 3.6 deadlines. Agency sellers/servicers are required to apply.

Appraisal fees for Wholesale loans will increase to cover the new UAD 3.6 report costs. The amount has not been set yet and will be based on feedback from our appraisers and AMC partners. We’ll send a separate announcement with the new fees in early December.

If the original report is in 2.6 format and any revision to the 1004 is required on/after this date, a new 3.6 order will be required for the collateral report to be agency-eligible. |
